Title: Construction Manager
Location: San Francisco Bay Area (East Bay - Lathrop, Tracy and
Discovery Bay)
Schedule: M-F Days
Compensation: $95k-$115k base salary, depending on experience, plus
incentive bonus.

Position Description: The Construction Manager is responsible for
managing and overseeing all constructions activities for homes in
assigned communities, ensuring cost, schedule and quality standards
are met. Supervising trad partners' work, maintaining overall
community job sites for safety and appearance, and responsible for
the customer experience throughout the building process. Current
projects are located throughout the Greater San Francisco Bay area
(San Jose, Lathrop, Tracy, Granite Bay) and Sacramento.
Construction Managers manage teams of direct and indirect reports
and have budgetary responsibility. Position scope and
responsibilities include:
--- Build talent - hire and evaluate the performance of Assistant
Construction Managers.
--- Delegate work according to employee's abilities and skills.
--- Employee Development - identify internal and external training
opportunities, and provides continuous coaching with regard to
functional and leadership standards - create opportunities for
employee growth.
--- Oversee scheduling and supervision of trade partner activities
and evaluate the quality and efficiency of their work.
--- Review and request modifications to construction drawings.
--- Evaluate project schedules and modify schedule/resources to
ensure timely completion
--- Take action to ensure project timeline, compliance and
safety
--- Collaborate with Community sales team to manage performance and
customers
--- Negotiate, create and authorize field POs for materials and
labor resources
--- Inspect trade partner workmanship and authorize payment when
standards met
--- Address Quality, Schedule and Budgetary improvements in
collaboration with Product Development, Process Improvement,
Resource Planning and Purchasing teams.
Requirements:
--- Bachelor's Degree in Construction or Engineering preferred.
--- Minimum 2-4 years of construction experience or
equivalent/relatable military leadership experience.
--- Ability to manage construction processes, manage trade
performance, control cost overruns and manage a budget in
high-production environment.
--- Strong verbal and written communication skills.
--- General knowledge of building codes, municipal permitting and
regulations, and ability to read blueprints - or ability to learn
quickly.
--- Basic computer skills and ability to learn and become
proficient in construction-related scheduling software
(E-Schedule).
--- Position involves sitting, standing and/or movement, the
ability to exert minimal force of up to 50 pounds and occasionally
exert up to 80 pounds of minimal force to carry, lift, push, pull
and otherwise move objects. Must be able to climb ladders,
scaffolding and other means to reach and observe all areas of
building, and work in various weather conditions.
